Project Overview

Situated on Sydney’s North shore, the vision for Bay Pavilion was simple yet incredibly ambitious, nestled between beautiful Burns Bay and Lane Cove River this project is prized for its exclusive convenient waterfront surroundings.

Bay Pavilions is crafted, contemporary and connected - three key ideas in which underpin the architectural concept and aesthetic. The multi-stage development comprises 273 apartments in 5 separate towers with an average height of 7 storeys over a span of 12,800sqm. The project is a varied collection of buildings and open spaces with great social amenity that will enhance the experience of living at Bay Pavilion.

Blending into the contours of its waterfront landscape, Bay Pavilions signature architectural style draws inspiration from its idyllic surrounds. Fusing nature and architecture, expansive glazing frames the tranquil bay and reserve views. Within, the stylish selection of 1, 2 and 3 bedroom apartments provide seamless indoor-outdoor living with a truly unique sense of place which truly embrace the waterside atmosphere with its lush landscaping, incredible amenities and inspirational materials.

Project Brief

The 273 apartments have been designed to be well above the standard of the lane cove area. They have warm and neutral colour palettes, inspired by the tones of nature. Kitchens have island benches with luxury stone bench tops. They are equipped with premium European appliances and have wide fridge spaces. The bathrooms are fitted with LED lighting, stone bench tops and mirror splashback; and have abundant storage space in the latest ‘low hanging’ vanities.

Eco conscious range of quality finishes allows bay pavilion to obtain a natural edge. Inspired by the native flora and rock formations, tones of blue-green and pale greys infuse the living spaces, animated with the changing light. Pure wool carpets add natural warmth and texture to the living and bedrooms spaced with vintage French oak timber.

Common design elements within Bay Pavilions incorporates a vision of diversity and permeability that encompasses a mix of apartments and an open space network of communal courtyards. This allows the environment to engage all buildings and dynamic open spaces, allowing residents to engage within the development and use the offered areas for congregation and activity.

Project Innovation/Need

From project inception, the team took a highly collaborative approach. A number of brainstorming sessions were held, bringing together creatives from a variety of disciplines including Architecture, interiors, landscaping, design and marketing. These sessions allowed the team to share ideas and work in unison - not only to create a standout project but also create a marketing campaign which captured the essence of the project. A process such as this is a rare occurrence in the property industry, where the norm is to let creatives work in isolation and bring the various elements together once complete. We feel this process fostered innovative thinking, brought new ideas to the table and lead to a more cohesive underlying design approach throughout the project.

Fluid living areas spill to private view filled balconies. Each apartment is oriented to best capture views, light and cross ventilation, with abundant glazing & high ceilings bringing splendid natural backdrops to deep living zones.

Natural materials and hues create a home that feel like a year round retreat with warm tiled floors or upgrades to textual oak produce a seamless flow underfoot throughout the apartment.

Design Challenge

The conscious adoption given to the apartments living environment and design gave the best orientation principles, whether it be for maximizing views, efficiencies in floor space by cutting down circulation areas, or for cross ventilation. These principles have produced a development that responds well to the locality and the market.

Design excellence was a criterion not only as a SEPP65 requirement, but also as a project team commitment. As a result, the design process was far more intensive than usual for a multi-unit residential development. To achieve the desired outcomes for the project, all participants - from the client through to the foreman on site - took an active role in design decisions. In the end, this produced a culture of ownership and the results speak for themselves.

Designing the buildings to fit within the environment and waterfront precinct so all buildings and dynamic open spaces can correspond with each other, allowing residents to engage within the development and use the offered areas for congregation and activity.

Sustainability

The development embraces ESD principles, especially passive solar design. The use of appropriate built form with multiple cores with through-apartments and corner-apartments generates natural cross ventilation. The massing and orientation provides good natural day lighting and solar access into the primary living spaces and external living areas. While some buildings will perform better than others, due to orientation and street frontage, importantly the overall development easily achieves compliance with ADG thresholds.

Energy efficient appliances will reduce energy consumption and water efficient devices will minimise water consumption. The development includes tanks for the retention of and reuse of stormwater for irrigation.

Each pavilion building features secure residential entry to their individual designer lobbies with secure parking below ground this allows to maximize landscaping and recreational areas, allowing residents to engage with the environment.




This award celebrates the design process and product of planning, designing and constructing form, space and ambience that reflect functional, technical, social, and aesthetic considerations. Consideration given for material selection, technology, light and shadow.
