Project Brief
When DEXUS Property Group, Australia’s largest listed office property owner and manager, challenged Unispace to design a dynamic, sustainable and flexible suite for one of Sydney’s most prominent corporate addresses, it was an opportunity they couldn’t resist.
The brief was to design a functional yet innovative modular space that could be marketed for lease to hypothetical small blue chip organisations.
Project Innovation/Need
Looking at the bigger picture of how building owners can lease space by the square metre, by the month and still keep their customers happy, the design is a high performance, repeatable modular workplace that meets the ever-changing needs of businesses in an interconnected world – where the space required on Tuesday could be different on Friday. It is ideal for start-ups needing a fast fitout, small firms starting to establish work modes, and even mid-sized or large firms wanting to create agile project teams.
The solution was developed to fill the gap between coworking and short lease tenancies and to remove the stress from starting and growing out of leased space. Building owners can offer a flexible solution in order to become a life-long partner, by allowing an organisation to expand inside their existing real estate, build a familiarity within the chosen location and become part of the community.
Clients are looking for more flexibility and customisation depending on cycle, so at the core of the idea was the ability to hack this space as required to suit their needs in fast moving business markets.
Design Challenge
Within a tight budget over a six-week timeframe, Unispace's delivery team brought the design concept to life within practical constraints – including custom-made sliding panels that would glide easily and fit multiple space requirements.
While the space looks simple there has been a lot of thought and organisation in delivering the final product to ensure that it matches the brief and to the same budget that is normally allocated to reinstatement of office space at the end of a lease.
The space can quickly reconfigure between different work modes, from individual task settings and project collaboration, to confidential meetings and exhibitions.
The result is a unique, forward-thinking space that pushes the boundaries of flexibility.
Sustainability
Focusing on sustainable materials and flexible furniture, Dexus Project Lego provides a functional office design that considers evolving workspace demands. With the changing landscape of the work economy, this project was a test to see how flexible you can make a space while still maintaining a sense of stability. The outcome is the most sustainable proposition, as you never have to remove a wall or increase landfill under building churn.
Interior Design - Corporate
This award celebrates innovative and creative building interiors, with consideration given to space creation and planning, furnishings, finishes, aesthetic presentation and functionality. Consideration also given to space allocation, traffic flow, building services, lighting, fixtures, flooring, colours, furnishings and surface finishes.
