Project Overview

We specialise in multi residential apartments and luxurious 5* hotel interiors and with this mindset, we saw a chance to be involved with an increasing part of our population and clientele; the over 55’s. Our approach for this residential retirement development was to recreate our luxurious and contemporary feel, whilst maintaining the site context. The result speaks for itself and has been a highly coveted coastal retreat.

Project Brief

Our vision for ‘The Pavilions’ was to create something that went above and beyond the state government’s guidelines and certification for senior housing. These homes were designed to be luxurious and spacious. Due to height restrictions and being located within a closely coveted neighbourhood it was important for this project to blend in seamlessly.

Two plots were combined in to one, transforming the site into a safe gated community, consisting of 6 large townhouses. The sizes range from 3-4 bedrooms and all have their own unique entryway, personality, and materiality inspired from the local environment. An over 55 community has been developed, with room for extended families to stay. The large, airy interior design includes modern finishes that reflect the taste of a sophisticated ‘baby boomer’ and luxurious underfloor heating. Two of the houses have plunge pools and all have small private, low maintenance gardens.

Project Innovation/Need

‘The Pavilions’ were created to become a part of the community whilst also providing the special requirements of the residents living there. Individuality and a variety of accommodation was achieved whilst maintaining the local context, using timber and natural stones. Native, low maintenance landscaping softened and enhanced the contemporary and 'local' feel of this project. The resulting development does not look like your typical over 55’s retirement village. Design excellence and luxury were at the forefront of the architectural approach. We've received a positive public reaction to the design and feel we have achieved a sympathetic and balanced aesthetic. The success of this site has been proven by selling out before completion.

Design Challenge

Apart from the tight height controls, there were a couple more challenges; including solar access versus privacy, which was overcome with thoughtful planning, screening and planting. Arguably the largest issue was with a ground water overflow path running directly through the entire block. This has been cleverly disguised with timber decking over storm water drains. Overall the 1,906sqm area has been carefully considered as a whole, with all houses being accessible dwellings, public transport at the door and all set within a native landscape.

Sustainability

Locally sourced and recycled timber and stone was utilised in this development as well as Australian, drought proof plants. 5* rated fixtures and fittings were specified. Storm water is collected and re-used to maintain the gardens. Established, existing trees were also blended in to the new overall design.




This award celebrates the design process and product of planning, designing and constructing form, space and ambience that reflect functional, technical, social, and aesthetic considerations. Consideration given for material selection, technology, light and shadow.
